Exterior cleaning in Elk Grove, where the water is harder than the standards.
White sprinkler scale down the fence line. Black streaking across gray tile. An HOA with opinions about both. We work this city constantly and we know exactly what it takes to get a house back to the standard the street expects.
Three things Elk Grove does to a house
Elk Grove has a specific combination you don't get twenty miles away: exceptionally hard water, farmland on the doorstep, and a whole lot of concrete tile facing a wet winter.
Hard water, and lots of it
This is the number one complaint here and it isn't close. Elk Grove draws heavily on deep municipal groundwater, which is dense with dissolved minerals. Outside, that means sprinkler overspray leaving a white whiteout across fence boards and the bottom of your stucco, crust building on light fixtures and hose bibs, and a permanent cloudy film on glass that wiping only smears.
Black streaks and green algae on tile
Concrete tile is on most of the city — red Mediterranean profiles on the older tracts, flat gray on the newer ones — and it holds moisture through a wet winter. The result is black streaking that runs down the plane and green algae that takes hold in the grout lines first. Worst on the shaded elevations, and it spreads faster than most people expect.
Agricultural dust off the edges
Elk Grove runs straight into working farmland on its southern and eastern edges, and that puts a fine, persistent dust over everything: stucco, glass, and especially solar panels. On its own it's cosmetic. Combined with the hard water it bonds into something considerably harder to shift.
A home in Camden Passage isn't the same job as one in Laguna Ridge
Elk Grove's tree canopy is two-faced. The established neighborhoods sit under enormous mature shade; the newer tracts sit out in full sun with landscaping that hasn't grown up yet. Those two conditions produce almost opposite problems.
Shade, debris and slow drying
Camden Passage with its central greenbelt, Laguna Creek, and the established heart of the city. Largely 1980s and 1990s builds, a good share of single-story ranches, and a heavy seasonal leaf drop over all of it.
- ✓Gutters fill fast. Mature canopy drops a serious volume every autumn, and a packed trough holds water against your fascia all winter.
- ✓Growth comes back sooner. Surfaces under permanent shade never fully dry, so moss and algae re-establish faster than out in the open.
- ✓Older roofs need reading first. Anything pre-1990 may be asphalt shingle rather than tile, and that changes both the method and the price.
Two stories, full sun, close together
Laguna Ridge, East Franklin, and the newest builds out at Arbor Ranch. Two-story stucco at high density, flat gray concrete tile, minimal shade, and in the newest subdivisions a full solar array as standard.
- ✓Hard water shows more. Nothing shades the fence line, so sprinkler scale bakes on and reads white from across the street.
- ✓Panels are part of the job now. Where solar is standard rather than optional, dust on the array is costing you output every month.
- ✓Two stories changes the work. Reach, ladder time and rinse control all add up, which is why the quote reflects it rather than hiding it.
Jobs we've done here
Real Elk Grove properties, shot on the job rather than bought from a stock library.
That's grass on the right — growing out of a gutter, roots and all. It doesn't get there in one season, and by the time it looks like that the trough has been holding water against the fascia for a while. It's the most common thing we find under the older canopy here.
Had a letter from the HOA?
Elk Grove takes curb appeal more seriously than almost anywhere we work, and roof staining and dirty stucco are two of the most common things that trigger a notice. Tell us there's a deadline attached and we'll say honestly whether we can hit it rather than booking you in and hoping. Most of these are a single visit.
Neighborhoods we're in most weeks
Not on the list? We cover the whole city, including the estate lots and horse properties out east. Our yard is half an hour down Highway 99 in Lodi, so Elk Grove is a routine week for us rather than a special trip. Ask and we'll tell you straight whether you're in range.
Services for Elk Grove homes and businesses
Different surfaces need different methods. We use soft washing where pressure would do damage, and controlled pressure where it genuinely helps.
Roof soft washing
The one most Elk Grove homes need. Black streaks and algae removed at the root from concrete tile and shingle, without stripping granules or disturbing laps. Backed by our 5-year ReClean Warranty.
Roof cleaning →House washing
Stucco, siding, trim and eaves. Clears the agricultural dust, the cobwebs and the organic growth, and takes the bottom of the wall back to the color the rest of it still is.
House washing →Window cleaning
Glass, screens, tracks and frames. Hard water spotting gets treated rather than wiped, which on Elk Grove water is the entire difference between clean glass and cloudy glass.
Window cleaning →Solar panel cleaning
Worth more here than almost anywhere. With the newest subdivisions built all-electric and solar as standard, dust and hard water on the array is money off your generation every month. Cleaned without abrasives or anything that could void a panel warranty.
Solar cleaning →Gutter cleaning
Worth doing before the first real rain, and close to essential anywhere under the older canopy. Troughs cleared, downspouts flushed, and we tell you what we find up there.
Gutter cleaning →Concrete cleaning
Driveways, walkways and patios. Tire marks, algae and ground-in dirt, finished with a treatment that keeps it clean longer.
Concrete cleaning →Elk Grove questions we get asked
Can you actually get the white staining off my fence and stucco?
Usually, yes — and it's sprinkler overspray nine times out of ten. Elk Grove's groundwater carries a heavy mineral load, and when it dries on a surface day after day it leaves scale that normal washing will not touch. It needs a separate treatment. We'll tell you at the walkthrough whether it'll come out completely, partly, or has etched in permanently. Easier to hear that honestly up front than after you've paid. Worth adjusting your sprinkler heads afterwards, or it rebuilds over the next season.
My HOA sent a notice about the roof. How quickly can you get out?
Tell us the deadline when you call and we'll be straight with you about whether it's achievable. Roof staining is one of the most common triggers for a notice here, and it's almost always a single visit. What we won't do is book you in, miss the date and leave you explaining it to the board — if we can't make it work we'd rather say so and let you find someone who can.
My roof is concrete tile. Is soft washing safe on it?
Yes, and it's the right method — for the red Mediterranean profiles on the older tracts and the flat gray tile on the newer ones alike. Pressure washing concrete tile drives water under the laps and can crack or dislodge tiles, which turns a cleaning job into a roofing job. Soft washing treats the growth chemically and rinses at low pressure, so nothing gets moved.
Our house is all-electric with solar. Does cleaning the panels actually make a difference?
It does, and it matters more in the newer Elk Grove subdivisions than almost anywhere, because the solar isn't a bolt-on there — it's how the house is powered. A film of agricultural dust plus hard water spotting reduces what the array generates, and unlike a dirty window you never see it happening. We clean panels without abrasives and without anything that could void a panel warranty.
We back onto one of the lakes. Does that change anything?
A little. The lake communities hold more ambient moisture, so growth on the shaded side of the house tends to move faster and the cycle between cleans is shorter. It also means we're careful about runoff — we control rinse volume and direction near the water rather than letting it find its own way downhill.
How often do gutters need doing under the older trees?
More often than out in the newer tracts. Mature canopy in Camden Passage, Laguna Creek and the established centre will fill a trough in a single season, and packed gutters hold water against the fascia all winter. Once a year before the rains is the minimum there, and twice isn't excessive. Out in Laguna Ridge or Arbor Ranch with young landscaping, once a year is generally plenty.
Do I need to be home?
No. We need access to the exterior and to an outside tap. We'll text before we arrive and again when we're done, and walk it with you afterwards if you're around.

Carlos cleaned all the moss off of our 24 year old roof and sprayed it so the moss shouldn’t come back. The roof looks like new again. Steve came by with the crew in the afternoon to clean our front walk and driveway. All the stains are gone and looking great. We’re having the house painted in a couple of weeks so the house will look new again. The first photo shows the moss and the second photo shows how clean the tiles are after cleaning.+1Posted on Google![]()

Victor is very professional and works really hard performing his job effectively. Unfortunately, the location of his job makes it difficult for him to perform the cleanup smoothly. The pool was contaminated with debris from the roof and the gutters and drain was clogged with it. He was blaming the patio cover for being weak to step on and the gutters and drainage for being small. I also mentioned berthed work not get any debris into the pool but he said it’s inevitable for not to happen. He should have assessed these conditions before performing his job and find an appropriate solution to mitigate any potential problems that may occur if not done correctly and have consulted his company or have discussed it to me. I could have think of lots of better ways for this not to happen but knowing they are professional on this trade and have more experience that I leave these all to him. He stopped his work with patio cover drains clogged and he stated that he tried but cannot clean it because of the drain and gutters size. This will be my problem before the winter if the rain water backed up it may collapsed the patio cover and the I will also need to clean my pool and waste additional time on doing this which I don’t have but got to do it no matter what. I’m still considering this job half way done and now I’m not sure if they are capable to complete this. I will find out it they will do something about my concerns.+8Posted on Google![]()
