Exterior cleaning in Folsom, built around what those oaks do to a roof.
Protected native oaks are why this city looks the way it does — and why moss gets into your tile grout lines, why your gutters fill twice a year, and why the north slope of your roof is the first thing anyone notices.
Three things Folsom does to a house
Folsom's tree ordinance is strict enough that developers build around the native oaks rather than clearing them. It's the reason the city is beautiful and the reason your exterior needs more attention than a valley-floor house does.
Moss working into the grout lines
This is the serious one. Under permanent oak shade a tile roof stays damp through the winter, and moss doesn't just sit on the surface — it establishes in the joints between tiles and expands as it grows. Left long enough it lifts tiles out of plane, which is a roofing problem rather than a cleaning one. Caught early it's a single visit.
Black streaking that isn't dirt
Those dark bands running down a shaded roof are algae, not grime, which is why rinsing does nothing. It feeds on moisture and the limestone filler in the roofing itself, so it keeps coming back until it's treated at the root rather than washed off the top.
Oak debris, acorns and pollen
Mature oaks drop in volume and they drop all year — leaf fall, acorns, then a heavy pollen layer in spring. Gutters pack solid, and on a sloped site a blocked downspout doesn't just overflow, it sends water somewhere it was never meant to go.
A home in American River Canyon isn't the same job as one in Folsom Ranch
Folsom runs from a small historic core through premium nineties and 2000s developments to the luxury construction still going up south of Highway 50. The oldest and the newest need different things.
Estate lots under serious tree cover
American River Canyon north and south, The Parkway, and the older streets near Sutter Street. Custom homes on large lots, some original wood siding and asphalt shingle near the town centre, and oak canopy heavy enough that parts of these properties barely see direct sun in winter.
- ✓Growth is constant, not seasonal. Under permanent shade nothing fully dries out, so moss re-establishes faster than it does on an exposed roof.
- ✓Gutters are a twice-a-year job. One clear after leaf fall, one after the acorns and pollen.
- ✓Slope changes the work. Terraced yards and sloped drives mean more setup, careful rinse control and real thought about where runoff ends up.
New tile, and oaks that came with the lot
Folsom Ranch and Russell Ranch south of Highway 50, Empire Ranch on the eastern foothills, Broadstone and Prairie Oaks. Mostly post-1990 stucco with Mediterranean S-tile or flat charcoal, built around preserved oaks and open-space greenbelts.
- ✓New doesn't mean exempt. A preserved oak over a four-year-old roof produces exactly the same moss as one over a thirty-year-old roof.
- ✓Appearance standards are enforced. Most of these communities run active HOAs, and roof staining is a common trigger for a notice.
- ✓Two stories changes the work. Reach, ladder time and rinse control all add up, which is why the quote reflects it rather than hiding it.
The crew, on the job
Our own photographs from recent work — same crew and the same equipment that turn up at your address.
Same crew, same equipment. If you've driven past a house in town that suddenly looks ten years younger, there's a reasonable chance it was us.
Don't let moss get into the tiles.
Surface staining is cosmetic. Moss established in the joints is not — as it grows it works tiles out of plane, and replacing lifted tile costs many times what cleaning it would have. Insurers have also been taking a harder look at roof condition generally, and a visibly stained roof is the kind of thing that draws attention during an inspection. If yours is going green at the north end, it's worth dealing with this season rather than next.
Neighborhoods we work in
Folsom is the furthest town we serve, so we schedule it in planned runs rather than one job at a time. That means we'll usually give you a date a little further out than we would in Lodi — and that we'll give you a real one rather than a flattering one. Ask and we'll tell you honestly when we're next up your way.
Services for Folsom homes and businesses
Different surfaces need different methods. We use soft washing where pressure would do damage, and controlled pressure where it genuinely helps.
Roof soft washing
The one that matters most here. Moss and algae killed at the root on concrete tile and shingle, without stripping granules or disturbing laps. Backed by our 5-year ReClean Warranty.
Roof cleaning →Gutter cleaning
Twice a year under mature oaks, and worth it. Troughs cleared, downspouts flushed, and an honest report on anything that's already taken damage from sitting wet.
Gutter cleaning →House washing
Stucco, siding, trim and eaves, including the green growth that builds on the shaded side. Gentle enough for original wood on the older homes near the town centre.
House washing →Concrete cleaning
Driveways, walkways and patios. On a sloped Folsom drive, algae on the shaded side is a safety issue as much as a cosmetic one — finished with a treatment that keeps it clean longer.
Concrete cleaning →Window cleaning
Glass, screens, tracks and frames. Pollen film and hard water spotting both treated rather than just wiped, so neither comes back in a couple of weeks.
Window cleaning →Solar panel cleaning
Panels under oak cover collect leaf litter and pollen as well as dust, and unlike a dirty window you never see what it's costing you. Cleaned without abrasives or anything that could void a panel warranty.
Solar cleaning →Folsom questions we get asked
There's moss on my tile roof. How urgent is it really?
More urgent than surface staining, less urgent than a leak. Moss sitting on top of tile is cosmetic. Moss established in the joints is structural — it expands as it grows and gradually works tiles out of plane, and once a tile has lifted you're paying a roofer rather than us. The honest answer is that it's a this-season job rather than an emergency, and that it gets more expensive the longer it waits.
Can't I just pressure wash it myself?
Please don't. Pressure on concrete tile drives water under the laps and into the roof structure, and it can crack or dislodge tiles outright — turning a cleaning job into a roofing job. It also only removes what's on the surface, so the moss in the joints survives and regrows. Soft washing treats it chemically at low pressure, which is slower to look dramatic and considerably better for the roof.
Our oaks are protected. Will you be working around them?
Yes, and we're used to it. Folsom's tree ordinance is why these neighborhoods look the way they do, and we're not going to be the reason you have a problem with the city. We work around protected trees rather than through them, we don't cut anything back without you telling us to, and we control rinse direction near root zones.
My property is on a slope. Does that change the price?
Sometimes, and we'll tell you why rather than just quoting higher. Terraced yards and sloped drives mean more setup time, more careful ladder work, and real planning about where runoff goes — on a slope, water leaving the job finds somewhere to collect. It's not a surcharge for the sake of it; it's time on site, and it'll be in the quote rather than appearing afterwards.
How often should gutters be done here?
Twice a year under mature oaks. One clear in late autumn after leaf fall, one in late spring once the acorns and pollen have finished. Once a year is survivable in the newer tracts with fewer preserved trees, but if there's a mature oak over your roofline, twice is genuinely the right answer rather than an upsell.
Do I need to be home?
No. We need access to the exterior and to an outside tap. We'll text before we arrive and again when we're done, and walk it with you afterwards if you're around.

Carlos cleaned all the moss off of our 24 year old roof and sprayed it so the moss shouldn’t come back. The roof looks like new again. Steve came by with the crew in the afternoon to clean our front walk and driveway. All the stains are gone and looking great. We’re having the house painted in a couple of weeks so the house will look new again. The first photo shows the moss and the second photo shows how clean the tiles are after cleaning.+1Posted on Google![]()

Victor is very professional and works really hard performing his job effectively. Unfortunately, the location of his job makes it difficult for him to perform the cleanup smoothly. The pool was contaminated with debris from the roof and the gutters and drain was clogged with it. He was blaming the patio cover for being weak to step on and the gutters and drainage for being small. I also mentioned berthed work not get any debris into the pool but he said it’s inevitable for not to happen. He should have assessed these conditions before performing his job and find an appropriate solution to mitigate any potential problems that may occur if not done correctly and have consulted his company or have discussed it to me. I could have think of lots of better ways for this not to happen but knowing they are professional on this trade and have more experience that I leave these all to him. He stopped his work with patio cover drains clogged and he stated that he tried but cannot clean it because of the drain and gutters size. This will be my problem before the winter if the rain water backed up it may collapsed the patio cover and the I will also need to clean my pool and waste additional time on doing this which I don’t have but got to do it no matter what. I’m still considering this job half way done and now I’m not sure if they are capable to complete this. I will find out it they will do something about my concerns.+8Posted on Google![]()
