Exterior cleaning in Sacramento, where the trees are the whole story.
The canopy is the best thing about this city and the single biggest reason your gutters pack solid, your north wall goes green and your roof streaks black. We work under it constantly. We know what it drops and when.
Three things Sacramento does to a house
Almost everything on this list traces back to one cause. Sacramento calls itself the City of Trees for good reason, and a canopy that size has consequences at ground level.
Organic debris, all year round
Not just autumn leaves. Sap in spring, pollen that coats everything for weeks, acorns through summer, then the real leaf drop. It fills gutters faster than people expect, and what sits in a trough holds moisture against your fascia for months. This is the number one call we get from Sacramento.
Moss and black streaking on shaded roofs
Permanent shade plus damp winters is exactly what moss and algae want. On older asphalt shingle it shows as heavy black streaking and cushions of moss in the laps; on the concrete tile of the newer tracts it runs down the plane in dark bands. Green mold on north-facing stucco comes from the same conditions.
Hard water where the supply is groundwater
Not a city-wide problem the way it is further south, but very real in the neighborhoods that draw on groundwater. Sprinkler overspray leaves white mineral scale across fence boards and the bottom of your stucco, and a cloudy film on glass that wiping only moves around.
A home in East Sacramento isn't the same job as one in North Natomas
This city spans well over a century of building. A 1920s Tudor with original wood and brick and a 2005 stucco two-story need different chemistry, different pressure and different time on site. Anyone quoting them the same way hasn't looked properly.
Old materials under the biggest trees
East Sacramento, Land Park, Curtis Park, Tahoe Park. Victorians, Craftsman bungalows and Tudors alongside mid-century ranches — wood, brick and fibre-cement, asphalt shingle overhead, and the heaviest canopy in the city directly above all of it.
- ✓Gutters are the standing job. Under mature trees a trough fills in one season, and packed gutters are how fascia boards rot.
- ✓Original materials will not take pressure. It lifts paint off old siding and blows out mortar joints in soft brick. Soft washing is the only responsible method on these.
- ✓Shingle needs a lighter hand than tile. Moss has to come off without taking the granules with it, which is the difference between cleaning a roof and shortening its life.
Stucco and tile, two stories, close together
North and South Natomas, and the outer master-planned edges. Mostly 1990s through 2010s — stucco with Spanish or flat gray concrete tile, built at density, with young landscaping and far more sun than the old grid gets.
- ✓Tile streaks along the grout lines. Algae takes hold between tiles first, then spreads until the roof reads black from the street.
- ✓Sun exposure shows the hard water. Nothing shades the fence line, so sprinkler scale bakes on where everyone can see it.
- ✓Two stories changes the work. Reach, ladder time and rinse control all add up, which is why the quote reflects it rather than hiding it.
Jobs we've done here
Real Sacramento properties, shot on the job rather than bought from a stock library.
Harness and rope on the roof, and the window frames done by hand rather than just the glass. Neither is the fastest way to work. Both are the reason we're still happy to show you the photos.
If you only do one thing before the rains, do the gutters.
In a city with this much canopy it's the job with an actual deadline attached. A trough full of wet leaves overflows down the wall, backs up under the first course of roofing, and rots fascia quietly over a winter — and all of that costs considerably more to put right than clearing it did. Late autumn, before the first real storm, is the window.
Neighborhoods we're in most weeks
Not on the list? We cover the city and the surrounding county. Our yard is about forty minutes down Highway 99 in Lodi, so Sacramento is a routine week for us rather than a special trip. Ask and we'll tell you straight whether you're in range.
Services for Sacramento homes and businesses
Different surfaces need different methods. We use soft washing where pressure would do damage, and controlled pressure where it genuinely helps.
Gutter cleaning
The one this city needs most. Troughs cleared, downspouts flushed, and an honest report on what we find — including any fascia that's already taken damage from sitting wet.
Gutter cleaning →Roof soft washing
Moss and black streaking removed at the root from asphalt shingle and concrete tile alike, without stripping granules or disturbing laps. Backed by our 5-year ReClean Warranty.
Roof cleaning →House washing
Stucco, siding, trim and eaves — including the green mold that builds on the shaded side. Gentle enough for original wood and brick on the older homes.
House washing →Window cleaning
Glass, screens, tracks and frames. Pollen film and hard water spotting both treated rather than just wiped, so neither comes back in a couple of weeks.
Window cleaning →Concrete cleaning
Driveways, walkways and patios. Leaf tannin staining, algae on the shaded side and ground-in dirt, finished with a treatment that keeps it clean longer.
Concrete cleaning →Solar panel cleaning
Pollen and dust cost you output, and panels under any tree cover collect debris as well. Cleaned without abrasives or anything that could void a panel warranty.
Solar cleaning →Sacramento questions we get asked
How often do gutters actually need doing here?
More often than almost anywhere else we work. Under the mature canopy in East Sacramento, Land Park, Curtis Park or Tahoe Park, once a year before the rains is the bare minimum and twice is not excessive — one clear after the leaf drop, one in late spring once the sap and pollen have finished. Out in Natomas with younger landscaping, once a year is generally plenty. If you've never had them done and there are big trees over the house, assume they're full.
My roof is old asphalt shingle with moss on it. Can it be cleaned safely?
Yes, but not with pressure. Blasting moss off shingle takes the protective granules with it and shortens the life of the roof — it looks better for a season and costs you years. Soft washing treats the moss and algae chemically so it dies at the root and weathers off, with no mechanical force on the surface at all. On a roof that's genuinely near the end of its life we'll tell you that rather than take the job.
The north side of my house has gone green. Is that damaging the stucco?
Not immediately, but it's worth dealing with rather than living with. Deep shade plus damp winters keeps that elevation wet for months, and mold and algae hold moisture against the surface. On painted stucco that eventually means the coating breaks down sooner than it should. It also comes back faster than on the sunny side, which is normal here and not a sign the clean didn't work.
We're in a historic home with original wood and brick. Will you damage it?
Not with the method we use. Pressure is what damages old buildings — it lifts paint off century-old siding and drives water through soft mortar joints. Soft washing applies a cleaning solution at garden-hose pressure and lets chemistry do the work. We'll walk the house with you first and flag anything that needs avoiding entirely, which on homes of that age there usually is.
When's the best time of year, given how hot it gets?
Spring and autumn are ideal. In a Sacramento summer a solution can flash off a hot surface before it's had time to work, so on the hottest stretches we start early and work the shaded elevations while the day builds. The Delta Breeze dropping the temperature in the evening helps more than people realize — it means surfaces aren't still radiating heat at the end of the day. Gutters are the exception: those are a late-autumn job regardless.
Can you get the white staining off my fence and lower stucco?
Usually, and it's sprinkler overspray nine times out of ten. Mineral scale doesn't come off with normal washing — it needs a separate treatment. We'll tell you at the walkthrough whether it'll come out completely, partly, or has etched in permanently. Easier to hear that honestly up front than after you've paid. Worth adjusting the sprinkler heads afterwards, or it rebuilds over the next season.
Do I need to be home?
No. We need access to the exterior and to an outside tap. We'll text before we arrive and again when we're done, and walk it with you afterwards if you're around.

Carlos cleaned all the moss off of our 24 year old roof and sprayed it so the moss shouldn’t come back. The roof looks like new again. Steve came by with the crew in the afternoon to clean our front walk and driveway. All the stains are gone and looking great. We’re having the house painted in a couple of weeks so the house will look new again. The first photo shows the moss and the second photo shows how clean the tiles are after cleaning.+1Posted on Google![]()

Victor is very professional and works really hard performing his job effectively. Unfortunately, the location of his job makes it difficult for him to perform the cleanup smoothly. The pool was contaminated with debris from the roof and the gutters and drain was clogged with it. He was blaming the patio cover for being weak to step on and the gutters and drainage for being small. I also mentioned berthed work not get any debris into the pool but he said it’s inevitable for not to happen. He should have assessed these conditions before performing his job and find an appropriate solution to mitigate any potential problems that may occur if not done correctly and have consulted his company or have discussed it to me. I could have think of lots of better ways for this not to happen but knowing they are professional on this trade and have more experience that I leave these all to him. He stopped his work with patio cover drains clogged and he stated that he tried but cannot clean it because of the drain and gutters size. This will be my problem before the winter if the rain water backed up it may collapsed the patio cover and the I will also need to clean my pool and waste additional time on doing this which I don’t have but got to do it no matter what. I’m still considering this job half way done and now I’m not sure if they are capable to complete this. I will find out it they will do something about my concerns.+8Posted on Google![]()
